Sander’s Theater at Harvard. Think of Shakespeare’s Globe and start adding on things like a ceiling.

Colorful foliage reflects in a cove along the Cocheco River just a few blocks from downtown Dover. At one time, the site was used to cut blocks of ice each winter for sale to cities to the south each summer.The picture was taken from this former railroad bridge that’s now a highlight of the Community Trail.
Now, if we only had a place to put a canoe or kayak into the water.
This splash of graffiti, defacing another’s work hailing the Dover Community Trail, offends me on several counts. One is its very hostility to any greater good. Community Trail means public, open to all, yet this anonymous voice seemingly opposes that. I doubt they’d want it to be posted No Trespassing, either. As for the “us”? How about standing up and identifying yourself? You sound pretty alienated, lonely, and ultimately selfish to me.

Followers of this blog have seen the ongoing transformation of my small city’s downtown into a residential mecca.
We’re fortunate to be in a part of the country that has appeal based in part on its proximity to the ocean and mountains as well as the big-city attractions of Boston an hour away, without the crowding and cost of living.
The elimination of the bottlenecks between us and Interstate 95 ten miles away has also made Dover a more affordable real estate alternative compared to Portsmouth’s bloated high prices – even though I’m still in sticker-shock-land when I see what the purchases and rentals are going for. (Who can afford this?)
I had wondered, too, what the impact of all the new luxury apartments downtown would have on the older apartments. Would rental prices fall as a result? Some of the places were what you might call sketchy. And some, even only a few blocks from our place, are distinctly slummy.
What’s surprising me is the number of older rentals that are undergoing upgrades. Plumbing, windows, drywall, kitchens, flooring, even the wiring. It seems to be happening everywhere, though largely out of sight unless you start knocking on doors.
I’m still nervous about the economy in general, but it seems Dover’s in a good place to bounce back after Covid.
The Columbus Day weekend is typically touted as “prime foliage” across much of New England, though we can quibble. In truth, the leaves of the deciduous trees change color in waves rather than all at once. Many are already bare, while many others are still green. And this year, severe drought has taken a toll, too.
Sometimes they seem aflame.
While Allen Ginsberg once quipped, “New England, famed for red leaves,” the reality is that few trees fulfill that vision. Far more are golden or buttery. Still, we keep looking.
By the end of the month, our landscape will emerge monotone – and likely remain that way well into March. Knowing what’s ahead, we savor what we can now.

The Cocheco Manufacturing Company had the largest overshot flywheel in the world. It powered the looms and shuttles inside the long five- and six-story building.
It was the scene of the first all-women’s strike in U.S. back in 1828.
The mills once had 1,200 workers.
There were more than 100 company-owned boarding houses.
The town itself wrapped around the mills rather than to one side.
Less than half of the mill complex remains.
The printworks produced 1,000 new patterns a year.
Mill workers received free milk from the company’s herd on Milk Street. Urine from the cows was essential as the fix (stabilizer) for dyes in the fabrics.
Calico, sateen, velvet, and seersucker were the principal textiles produced.
Fire was a constant threat, on occasion erupting spectacularly.
The city where I live is basically a family-friendly kind of place. We don’t have much of what tourists might expect as a big-time destination. Still, there are times when my wife and I are having breakfast or lunch or an early repast downtown when we realize people travel halfway across the country for a taste of this – tranquil New England.
Here are ten things to see and do if you visit the seventh-oldest permanent settlement in the U.S.
Cocheco Falls. Whether the flow’s near flood stage or merely a trickle, I can spend hours watching the river cascade to the tide right in the center of downtown. The stream exits through an impressive arch in the mill. In season, you can dine or enjoy cocktails a deck beside the water. I think that’s pretty impressive.
The historic textiles mills. In the 19th century, Dover was famed for its calico, and two of its big riverside mills have survived. Today they serve as incubators for new enterprises, including some adventurous cuisine, plus displays, boutiques, artists’ studios and galleries, apartments, a function hall, and even a church or two, should you choose to explore. Of special note are Noggin’s toy store, with its special events, Lickees and Chewies candies and ice cream chamber and gathering space, and the Smuttynose brewpub. Need I say more?
The Children’s Museum of New Hampshire and its Adventure Playground. Nestled amid the old mills, this small but imaginative and active museum attracts nearly 100,000 visitors a year for good reason. It’s gained a loyal following from all over the country.,
Woodman Museum. Just up the street, this old-fashioned and unabashedly eclectic “cabinet of curiosities” collection reflects the range of Dover history, natural history, and arts. The centerpiece is its 1675 William Damm garrison house, now under protective cover. The rough-hewn structure survived the 1684 massacre when Indians attacked the frontier settlement in retaliation for atrocities committed by Major Walderne (or Waldron). Its most popular attraction, though, is the two-headed snake, now badly deteriorating, or maybe the four-legged chicken. And then there are the dolls.
Garrison Hill observation tower. Tucked away on a small hill just north of downtown, this green metal lookout has fantastic views of the classic downtown and the forests and mountains around us. Supposedly you can see the Atlantic, but for me, that scene always blends into the eastern horizon. The short hike from our house, up through a small forest, always impresses our guests.
Strolling. It’s a pedestrian-friendly town. Around the downtown, the old neighborhoods, with their blend of architectural styles and history, are fun to wander. Add to that the community trail, with one leg following an old railroad line through backyards and over the river, where there’s an impressively redesigned bridge, and another leg leading up to Watkins Falls through scenes that could easily be in the White Mountains further north. Can’t complain about getting exercise when it’s like this.
Pub crawl. I’ve already mentioned Smuttynose, named for a variety of mottle-faced seals that lend their moniker to one of the Isles of Shoals, but with Dover’s large proportion of University of New Hampshire students also living in town, our small city does have a lively bar scene. Key stops to hit are the Brickhouse and Cara Irish Pub, for live music, and Sonny’s, for a Brooklyn kind of buzz. Fury’s Publick House, Thompson Tavern, the Farm (with a lovely deck overlooking the river), 603 (named for our telephone area code), and Thirsty Moose Taphouse (for sports fans or a wide array of draughts on tap). Chapel and Main also brews its own, while presenting some fine cuisine. The Garrison City Beerworks, a sampling house for brews they’ll happily can for you to take home, is open on a more limited afternoon schedule, and it’s often crowded, meaning you can easily join in on some animated conversations.
Dining. Food is always part of travel, and I just mentioned some fine dining options. Now let’s add Dos Amigos, for good inexpensive Mexican; Kaophums, for amazing Thai; and Embers and Blue Latitudes, both on the upscale side, all in a close orb around downtown. For breakfast or lunch, Two Home Cooks is awesome.
Tendercrop Farm. Until recently, this was Tuttles, America’s oldest family-owned farm and locally known as Tuttle’s Red Barn, a prompt for the title of this blog. In addition to the store in the barn, the farm has expanded into something of a destination, with animal exhibits, picnic areas, trails, and special events. The fresh corn on the cob and eggs are the focus of our regular visits.
Red’s Shoe Barn. It’s not really a barn, but the exterior is painted bright red – another local prompt for the name of this blog. The place has more footwear options than all the stores at the mall put together and is a back-to-school tradition for many families in much of New England. It’s just around the corner from our place.
Since this list aims at year-’round options, I’ve neglected special events like the Labor Day weekend Greek Festival (opa!) coming up or the big Apple Harvest Day the first Saturday in October or all the things happening at the University of New Hampshire one town over.
The transformation of the former newspaper plant downtown continues. What had been an essentially blank wall against the children’s museum and park is opening up to take advantage of its views that include the bend in the river.
The crown, common to the late 1800s buildings up the street, came as an unexpected but traditional touch.
I happen to love big windows with a corner view, as I imagine these have.
You know the adage in real estate that location is everything, and you’ve no doubt seen spots where one failed restaurant is followed by the opening of another which also fails and then another. It might be a different kind of retailer but a similar pattern. Wrong location is the usual explanation, followed by the question of why anyone is foolish enough to repeat the disaster. Lightning may not strike the same place twice (though certain prominent heights would seem an obvious exception), but business traffic follows a different set of rules. Even one side of a busy thoroughfare might flourish while the same offering on the opposite side withers.
Now for the operation in practice.
A side street near us in our end of town has a charming carpenter-gothic style store we’ve watched undergo a similar sequence.
This unassuming delis sits on Ham Street (I’m not making that up) … two blocks from New York Street, at that. Well, there’s already a Katz’s New York Deli in Manhattan, and it’s famous. The refurbished Woodbury Mill rises behind the parking lot.
Back in the day before big supermarkets took over, such mom-and-pop groceries could do a lively small-scale business for a neighborhood trade. Send the kids off to pick up some milk, eggs, and maybe a head of cabbage or bag of flour. By the time we came along, this site was either struggling or posting a For Sale Or Lease sign, one owner after another. Just having bread, beer, and candy plus lottery tickets hardly made for a going enterprise, no matter how charming the setting. We wished them well, all the same, and actually lamented a bit when they went under. Something was obviously missing in the business mix.
And then, maybe five years ago, a new owner took over. We admired his low-cost, aggressive hustle – things like parking a pickup on a busy Central Avenue two blocks away and putting a big sign in its bed to alert passing traffic to his deli if they made a quick turn. It got our attention but not our business, we just weren’t ordering much food out and when we did, it was usually from a great Thai restaurant three more blocks away, a Lebanese takeout next to it, or a nearby pizza house. As for the milk-bread-beer-lottery tix, a chain convenience store sat next to the Dunkin’ Donuts on the big artery, though it too kept changing hands to a 7-Eleven at the moment.
Fast forward, it’s a Saturday afternoon my wife and I are both feeling too whatever to cook, we don’t want to spend much – and pizza is getting pricey – she suggests subs, I say fine but want something more satisfying than Subway.
That’s when she suggests Katz’s, where she had popped in a week earlier to grab a six-pack and was amazed by how great the place smelled. Good sign, trusting your nose. So we look up the menu online, see lots of tempting choices, and phone in an order. I trot off all of three blocks and am nibbling on amazing fries even before I get home. In short, we’re sold.
We can see why the place has taken hold and developed a loyal following. Sometimes we’re slow, OK?
It’s not a franchise chain, definite plus. The food is tasty, very, another plus. Some of the menu pays tribute to earlier occupants of the store, once the Busy Hill Market, local awareness. Breakfast is available all day, smart option, especially considering a lot of college students live in the neighborhood – well, they also likely go for the aforesaid beer cave. The prices are also affordable and the portions, generous.
Two sub orders later, we go for the pizza, and it more than lives up to our expectations. So we now have a new go-to pizza joint, unless we really want to splurge and go for Festa, another story.
Turns out the owner’s from Jersey, so he brings some deli savvy, and he has a great manager from all I see, and a skilled crew. None of these guarantee beating the odds, but we are impressed and definitely like the way it’s changed the neighborhood.
